When buildings are to be rented out, the landlord is responsible for ensuring a valid certificate is made available to all prospective tenants. The EU requires that Energy Performance Certificates (EPC’s) will need to be provided for all buildings when they are constructed, sold or rented.

From 1 October 2008, if you are renting out your property, you will need to provide a certificate to any prospective tenant. There is no need to obtain an Energy Performance Certificate for an existing tenancy. Once obtained, a certificate remains valid for up to 10 years. If a valid Energy Performance Certificate still exists when changing tenants no new certificate is required. This applies to both private and social sector landlords and tenants.

Unlike EPCs for properties up for sale, an EPC for a rental property doesn’t need to be renewed every time the property is put on the rental market. In fact, they only need to be renewed every 10 years, so the likelihood is that in many cases you will actually sell your property before you need a new EPC.
